Best Areas to Invest in Property

Real estate in the Cayman Islands is in high demand. For the past year or so properties have been selling faster than new listings are being added, and prices keep increasing. For those considering purchasing real estate in the Cayman Islands, one of the big questions is: which is the best area to invest in?


From luxurious condos right on the beach to canal front properties with private docks and townhomes in gated communities, Grand Cayman offers a wide variety of properties, and different areas have their own particular charms. The ‘best’ place to invest in property in Cayman depends very much on you: your budget, your lifestyle and how you intend to use the property.


That being said, the following are areas where we are seeing strong demand and that we believe represent a sound investment in Grand Cayman.

West Bay

A largely residential area, West Bay has a community feel and an authentic Caribbean vibe that you don’t find in all areas. More affordable than Seven Mile Beach, with the ocean on three sides, it’s possible to find exclusive beachfront and canal-front properties here, as well as some traditional homes further inland.


The expansion of the Esterly Tibbetts highway has eased congestion at rush hour and the commute into George Town can take as little as 15 minutes. Close by you’ll find the undeveloped Barkers Beach, popular with kite surfers and horseback riders, the Turtle Farm, and some excellent restaurants, including Cracked Conch, Pappagallo and Calypso Grill.

Seven Mile Beach corridor

Luxury condos on Seven Mile Beach command some of the highest prices on Grand Cayman, but east of West Bay Road on the Seven Mile Beach corridor, a quite different scene unfolds: a series of prestigious gated communities have grown up around the creeks and harbours offering an
alternate version of waterfront living.


Here, lavish villas sit on breezy canal front lots, offering easy access by boat to the North Sound. Ideal for year-round living, the Seven Mile Beach corridor is conveniently located at the heart of the action: it’s only minutes from the beach, golf course, and the main shopping and dining venues, as well as the thriving town of Camana Bay, with its top-notch services and entertainment options.

George Town/South Sound

Although downtown George Town is largely a business district, the outskirts of the capital offer some good value properties that are conveniently located for easy access to the offices, hospitals and retail centres in town, and are only minutes from the airport.


South of town, and away from the hubbub of Seven Mile Beach, South Sound is a green and tranquil area that stretches along the coast towards Grand Harbour. Although there are few restaurants or services right in South Sound, the area is home to the island’s rugby, tennis and squash clubs, and the pretty beach at Smith Cove. South Sound offers a mix of magnificent beachfront homes and contemporary gated communities and is particularly popular with families, owing to its proximity to schools, which are concentrated in this area.

Grand Harbour

Less developed than the West coast of the island, Grand Harbour is one of the fastest-growing communities in Grand Cayman. Encompassing Red Bay and Prospect, this family friendly neighbourhood is only a short commute from the schools district and George Town offices, so is a favourite with residents.


A thriving community in its own right, Grand Harbour offers the convenience of a retail centre, with a supermarket, pharmacy, liquor store, bank and restaurants, and is also home to the Cayman Islands Sailing Club, the Prospect Playhouse and the Black Pearl Skate Park. Housing options range from fantastic canal front homes with private docks, to family friendly gated communities and the smaller, secluded residential enclave of Old Prospect Point on the South coast.

Savannah

Twenty minutes east of George Town, Savannah has an altogether more rural feel to it. Lush, green and fertile, this is a neighbourhood where homes have large yards, and families grow fruit trees and flowers. Between the Countryside Shopping Village, which has a supermarket, clinic, bank, hardware store and more, and two primary schools in the area, the essentials for young families and those in search of a quieter life, are all close to hand.

A safe and tranquil area, land is available at reasonable prices for those looking to build their own home. Housing here includes canal front estates on the North shore, large family homes perched on the ironshore on the South coast, and more affordable condo developments inland.


For those considering building their own home, land in East End represents particularly good value at the moment. Although further out for those who may commute, those who live there, love it!
